What you need to know about negotiating

Most Landlords will allow for a small amount of negotiating into the offer price. The amount can vary widely from seller to seller, but typically could be in the region of 0 - 10% of the original asking price.

There is also the question of who pays the transfer taxes upon title deed transfer. These taxes are paid at the Land Office on the day of transfer, and sometimes the Seller will pay the full amount, but more often the transfer taxes are paid equally 50:50 between the buyer and seller.

Transfer taxes in Bangkok are typically around 4%-5% of the sales price, so if this is paid by both seller and buyer, you could expect to pay roughly 2%-2.5% extra on taxes.

The agent fee is always paid by the Seller.
